Nest Collection: From spreadsheets to sharp, scalable operations

Meet Nest Collection

Emilio Garlot founded Nest Collection in 2023 as a hands-on operation running his own fully furnished apartments in Santiago, concentrated in the Las Condes and El Golf districts. The guests are business travelers, international visitors, and short- to mid-term stays, and the promise to them is consistency: clean, well-run apartments where every detail of the experience is managed end to end.

That control is the whole point of the business. Nest operates its properties directly, with a heavy focus on cleanliness, automation, and guest communication. But in the early days, delivering that consistently meant fighting the tools. Manual processes, fragmented systems, and the challenge of scaling guest communication were the constant friction.

The breaking point

Nest didn’t switch from another PMS — it didn’t have one. Operations ran on a mix of channel tools and manual workflows, and as the portfolio grew, the cracks widened.

  • No automation, especially for coordinating the cleaning team
  • Poor operational visibility across listings
  • Too many disconnected tools that failed regularly
  • No real support when things broke — reactive and inconsistent at best

The tipping point was the decision to scale. Once Emilio committed to onboarding more properties, the patchwork setup stopped being workable. Growth and manual workflows couldn’t coexist.

“When we decided to scale and onboard more properties, our existing setup was no longer sustainable.”

Choosing Guesty: one platform built for growth

Two things gave Emilio pause: the migration itself, and pricing — LATAM’s lower ADRs make cost a sharper consideration than in other markets. Both concerns eased. Onboarding turned out smooth, and the all-in-one platform justified the move.

What stood out was the combination of automation, a professional reputation in property management, and the PriceLabs integration Nest relied on. This was the first time the operation would run on a single system built for the scale Emilio was aiming at.

“Powerful, scalable, reliable.”

A stronger technology core

Centralizing on Guesty changed the daily mechanics of the business in the places that had been failing:

  • Automated guest messaging, replacing the manual communication that didn’t scale
  • Centralized operations and calendar control, giving Emilio real visibility across every listing for the first time
  • Cleaning-team task automation, resolving the coordination gap that had been the biggest operational pain
  • Owner reporting, turning operations into something Nest could show owners with transparency

Together these cut manual work sharply and gave the business the operational control its whole model depends on.

A smoother onboarding

Onboarding a new property used to take several days. It now takes one to two — roughly 40% faster. For an operation whose growth plan is built on adding properties within specific buildings, that speed compounds.

Immediate impact

Since switching to Guesty, Nest Collection has:

  1. Grown from 5 to 8 active listings, with onboarding fast enough to keep scaling.
  2. Lifted occupancy 10–15%. Better control and consistency across listings kept calendars fuller.
  3. Raised revenue around 10%. Cleaner operations and pricing translated into measurable gains.
  4. Cut onboarding time by roughly 40%. Several days became one to two.
  5. Saved 8–10 hours a week. Automation and centralized messaging removed the manual load.
  6. Improved guest response time by about 30%. Faster, more consistent replies with fewer errors.

Looking ahead

Nest Collection’s ambition is regional. The 2026 target is 50 properties under the Nest brand and standards, on the way to a five-year vision of a larger portfolio across multiple Latin American cities, all running on standardized, tech-driven operations.

The growth plan is deliberate: add properties within specific buildings, onboard third-party owners, and expand into new markets without losing operational control. Emilio sees Guesty as the long-term partner underneath that — the system that lets Nest scale while keeping the consistency its brand is built on.

“If you’re serious about scaling a professional short-term rental operation, Guesty gives you the structure and automation you need to grow without losing control.”
