Ten years, one platform: BNBhost’s decade of growth with Guesty

Meet BNBhost
BNBhost started the way a lot of the best businesses do — by accident. One of the founders was working for a letting agency, hated the job, and agreed to look after an Airbnb for a weekend. That weekend ended a decade-long career and started a new one. What began as one person doing all the cleaning and changeovers between Edinburgh and Glasgow grew, organically, into one of Scotland’s sharpest boutique management companies.
Nearly ten years on, BNBhost manages around 130 listings with three directors, each in their own lane, and a shared refusal to cut corners. The ethos hasn’t shifted since day one: quality over numbers. As one director puts it, they were never going to be a 5,000-property operation chasing volume — that was never the gig.
“We pride ourselves on attention to detail and not hoping for the best. It feels like Guesty is exactly the same — if we’re going to commit to something, we do it properly.”
Why Guesty from the start
BNBhost didn’t switch to Guesty. They chose it in 2016 and never left — which, in a market where operators change platforms every few years, is the whole story.
At the time, Guesty was one of the more expensive options. They picked it anyway, because reliability was the thing they couldn’t afford to get wrong. Running a business that operates 24 hours a day, with staff working through the night, the last thing they needed was software that glitched.
“There are a million things you have to cover, and your PMS glitching can’t be one of them. We’re not software developers. Reliable software is one less thing to think about.”
That early bet — pay more for a platform that could grow with them — set the pattern for everything that followed.
A partnership, not a vendor
Ask BNBhost what’s kept them for nearly a decade and the answer isn’t a feature. It’s people.
The relationship runs on specialists who answer quickly and thoroughly, an accountability the team says they don’t find elsewhere, and a warmth that stands apart from the polish-and-arrogance of some competitors. Where other companies imply you wouldn’t understand the answer, BNBhost describes getting a considered response and a straight one.
“You can speak to other companies, but they don’t have the infrastructure. With Guesty you speak to a specialist and you can reach them quickly. There’s a softness, and there’s accountability behind it.”
It runs both ways. Their account manager describes BNBhost as consistently a step ahead — showing up with sharp questions, having already mapped their own processes and pain points before asking for help. That mutual respect is what turns a software contract into a genuine partnership, and it’s why the team happily gives feedback as early adopters: better tools for them, better product for everyone.
Guesty Shield: from exposure to a selling point
The most recent win is one of the clearest. BNBhost adopted Guesty Shield damage protection in the summer, and it solved a problem that had quietly been costing them.
With a portfolio of high-end stock, the standard £250 deposit allowed on Booking.com and Vrbo barely covered the sides. That left BNBhost exposed and forced awkward conversations with owners when damage exceeded the deposit. Worse was the clock: on same-day turnarounds, claims had to be filed before the next guest checked in, or the damage couldn’t be pinned to the right stay. An 11am checkout meant a claim lodged by 4pm, or an owner asking how it was missed.
Shield removed the pressure on both fronts. Claims now have a proper window instead of a few frantic hours. And the security deposits it enables have had, in their words, the total opposite of a negative effect on bookings.
“Guests are happy to pay it. It’s had no impact on our conversion — but it’s removed the awkwardness. When you used to claim for damage, that was a one-star review and a hit to your ranking. Shield takes that friction away.”
The unexpected result: Shield became a sales feature. BNBhost now uses it to win and keep owners, especially those leaving other managers, by promising better protection for their properties.
“It’s a feature that means by coming with us, you’re better protected. You see it land most with owners who didn’t realise they were only covered for £250.”
PriceOptimizer: a tool built to listen
BNBhost came to Guesty PriceOptimizer from Beyond Pricing, which they found expensive and, more to the point, at odds with their strategy. Paying a premium for a tool that argued with their market knowledge had worn thin.
PriceOptimizer flipped that. The team describes a tool built with them in mind — one that lets outside data influence their pricing without driving it. The ability to make price changes directly in the calendar was, in their words, a game changer. And the human support, from a Guesty specialist named Tom, made the difference between a tool they fought and one they trusted.
“The amount of bookings went through the roof when we moved to PriceOptimizer, because we were allowed to do it ourselves. Tom didn’t just customise it — he taught us how it works, so we’re never stuck.”
The clearest illustration: when Tom suggested they lean on competitor comp-sets, BNBhost explained they’re often the ones setting the market price, not following it. Rather than push back, he agreed to leave the comp-sets out — because the bookings proved them right. That’s the partnership working exactly as intended.
Building direct bookings
BNBhost is launching a new website on Guesty Websites, with the booking engine driving direct reservations. For a business that had been quoted more than £15,000 for external development, an in-platform site with SEO support built in was a straightforward call — a direct channel without the direct-channel price tag.
Looking ahead: BNBhost 2.0
The next chapter is deliberate. Scotland’s tightening licensing rules pushed BNBhost to think beyond the city, and turned one director into a planning expert in the process. What’s emerged is a clearer target: bigger clients, bigger budgets, blocks and portfolios rather than one-off flats. Boutique, not numbers.
Alongside that, a sharpened focus on guest experience — the team brought in a dedicated hospitality lead to make sure a stay with BNBhost feels like the brand, not just a flat in Glasgow. Their automation strategy has matured in the same direction: fewer, clearer messages that set expectations, rather than bombarding guests. Quality over quantity, in the communication as much as the portfolio.
Through all of it, the platform underneath is the one constant they’re confident scales with them.
“There’s always growth within Guesty, always expansion. You see it, and it gives you peace of mind. We grow, and it feels like they grow at the same pace.”
