How The Heim keeps luxury consistent across 60 units with Guesty

Meet The Heim
Corin Jackson founded Jacksonheim Property Group in 2014, listing his own apartment on Airbnb while sleeping on friends’ sofas and living out of his car to make it work. A decade later, Jacksonheim is a multi-award-winning group in Manchester spanning ultra-luxury short-term rentals, interior design and fit-out, asset management, and investor services. Its flagship hospitality brand, The Heim, is a portfolio of luxury serviced apartments built to redefine short-term city stays.
The group manages around 60 units across Manchester and is the largest independent operator in the city. What sets it apart is an integrated model — acquire, design, let, manage, and scale under one roof — that protects asset value for owners and keeps the guest experience consistently premium.
Keeping premium standards at scale
For The Heim, luxury is about service consistency at scale, not just beautiful homes. The risk in growth is that standards slip — not through carelessness, but because the operation fragments across channels, teams, and tools.
Guesty gives The Heim one central operating system for the whole business: reservations, calendars, guest communication, automation, and the integrations behind a high-end stay. The clearest proof is in the messaging. In 2025, The Heim automated 50.3% of guest messages; in 2026 it’s running at around 75%.
“That means the essentials happen every single time — pre-arrival info, access details, check-in, mid-stay, check-out — without anything slipping through the cracks. Because it’s all connected to the reservation, it still feels personal. It just removes the risk.”

The result: the team spends less time firefighting and more on what actually creates a premium experience — being present, proactive, and detail-led.
A booking journey that reflects the brand
A premium guest journey starts at browse and book, long before check-in. For four years, The Heim ran on Guesty’s booking engine as its direct-booking foundation, and at its peak that channel drove more than 30% of booking revenue — proof that guests will book direct when the experience is smooth and trustworthy.
More recently, the team built a fully custom website and booking experience, and Guesty’s Open API is what made it possible. The Heim pulls availability, pricing, and reservation data in real time and keeps everything synced back to the PMS, so a bespoke front end never means complexity behind the scenes.
“Guesty gave us the flexibility to start with a powerful out-of-the-box booking engine, then evolve into a bespoke experience without losing operational control.”
Corin Jackson, Founder & Group Managing Director
Guests get a browse-to-book journey that feels unmistakably The Heim, while operations stay connected to a single source of truth — protecting standards, improving conversion, and letting the group scale without compromise.
GuestyPay: payments built for the industry
At scale, payments and accounting aren’t back office — they’re operational. Before GuestyPay, The Heim used Stripe, and it became a real pain point: poor support, frequent chargebacks, and a cash-flow problem that hurt most. A reserve held back at 40% for up to 180 days is brutal for a fast-growing hospitality operation.
GuestyPay is built for short-term rentals and connected directly to reservation data, which changed the daily reality of running the business.
“The practical change is fewer payment surprises, fewer hours lost to disputes, and a much healthier cash position — the reserve is closer to 5%, which frees up capital to reinvest into guest experience and growth.”
Corin Jackson, Founder & Group Managing Director
Two differences stand out. Short-term rentals require guests to pay before their stay, which generic processors can flag as risk; GuestyPay’s flow matches how hospitality actually works, and because it’s integrated into Guesty, failed payments are retried automatically instead of relying on someone to remember to chase. And on chargebacks, the support team understands the sector — offering a clear challenge framework and specific guidance on the evidence that wins appeals.
“With GuestyPay, missed payments are basically a thing of the past.”

Accounting: clarity owners can trust
Accounting is where scale either works or breaks. Month-end reporting used to be manual and slow, and every spreadsheet and handoff was another place for errors to creep in.
With Guesty Accounting, structure comes straight from the operational data. The Heim tracks performance and costs cleanly and pulls reports quickly without rebuilding everything each month. The clearest example: the owner statement run that once took up to three days now takes an afternoon.
That clarity reshaped owner relationships. Because statements are generated from the actual data inside the PMS, the figures are consistent, traceable, and professional — which changes the tone of every owner conversation.
“Instead of debating the accuracy of results, we focus on performance, strategy, and how we grow returns. Since implementing it, owner reporting queries dropped by around 80%.”

Looking ahead
The Heim is building a premium hospitality group, and premium at scale demands a serious operating platform. For Corin, it’s the combination that matters — multi-channel distribution, automation, a deep integration ecosystem, direct booking with Open API flexibility, embedded payments through GuestyPay, and accounting that keeps owner reporting clean and credible — all as the group expands the portfolio and grows HeimHost.
“Guesty is designed for professional operators, not casual hosting. Our account manager listens, we see meaningful product development landing, and the roadmap aligns with what professional managers actually need — not gimmicks. That’s why we’re confident Guesty can support our next stage of growth.”
