What's new at Guesty

This update introduces additional configuration options for Additional Fees, allowing fees to be conditioned by date range, length of stay (LOS), or both. Date range and LOS conditions can be combined on the same fee; when both apply, the date range condition takes priority. This capability is available across Airbnb, Booking.com, Vrbo, and Vacasa, effective October 1, 2026. Once live, this functionality will be available in Financial Settings → Additional Fees, or Property → Pricing & policies → Additional Fees, as well as via the Open API.

Channel limits to keep in mind:

• Airbnb: LOS conditions can be set for up to 30 nights, an Airbnb platform limit.
• Booking.com: there’s no limit on LOS values in Guesty, but Booking.com itself doesn’t support searches beyond 90 nights.
• Vrbo: up to 15 combined date range and LOS conditions sync per fee, per property. Any additional conditions beyond that won’t sync to Vrbo.

This update introduces a restructured Account settings experience, organized into dedicated pages: Account information, Regional preferences, Cleaning status, and Additional preferences. This lets you go directly to the setting you need instead of scrolling through one combined page.

Company information (account name, mailing address, company logo, and company description) has moved from Account settings to Guesty Billing → Company billing info, where it now sits alongside the billing details you already manage there. This section also includes expanded legal-entity fields (registered company type, place of incorporation, VAT/Tax ID, and regional business registration numbers), along with billing address and billing contact details.

This functionality is now active for all users.

This update replaces the dedicated support (question mark) icon in the top navigation with support access embedded directly within the Guesty Copilot panel. The Copilot icon (sparkle) in the top navigation now displays a red badge when there are unread messages from the Guesty support team. Within the Copilot panel, GUS (the AI assistant) answers how-to questions directly, and a “Chat with support” banner appears when replies from the support team are pending. If GUS cannot answer a question, a live support agent can be reached with a single click from within the Copilot panel, or via the dedicated support icon in the Copilot header. This update applies to Admin role users on Pro accounts only.

Get sharper answers about your portfolio, wherever you are.

• A fuller picture, with a recommendation: message history, house rules, property policies, reservation custom fields, damage protection data, and forward-looking market pricing all sit in the same conversation, so when you ask about performance, Copilot draws on Revenue Center to suggest your next move.
• Copilot in the Guesty app: open Copilot on your phone, tap a suggested prompt or type a question, and get clear answers about revenue, occupancy, listings, reservations, and tasks. Check what needs attention or review upcoming arrivals without opening a laptop. Read more. 
• How-to answers built in: ask how to set up a pricing rule or configure pet fees, and Copilot walks you through the steps and points you to exactly where in Guesty to do it.

Guests get replies that feel consistent with the rest of your brand, not like a generic bot. Change the tone anytime, and it applies instantly across your entire Inbox.

Turn routine guest requests into extra revenue, with no manual work required. Guests can request optional upgrades right from the Guest App, including early check-in, late check-out, welcome baskets, extra beds, and more. A built-in AI Upsell Agent automatically spots opportunities within guest conversations and suggests the right upsell at the right moment.

Two new ways to win more bookings on Airbnb. Mobile-only promotions reward guests who book straight from the Airbnb app, and Top-rated guest promotions target Airbnb’s most trusted guests, a brand-new promotion type on Airbnb’s side, built in close collaboration with their team. Set either one up once, then turn it on or off for any listing, even ones you haven’t connected to Airbnb yet, it’ll start syncing the moment you do. Layer them with other Airbnb offers like early-bird, last-minute, and new-listing discounts to stack up even bigger savings.

Confirm a unit is ready to welcome guests at a glance. Once Breezeway is connected and task sync is turned on, each task’s live status (Pending, In progress, or Completed) shows up alongside its Breezeway branding, category, and task ID on your Reservation, Inbox, and Multi-Calendar Operations widgets. Click any task name to jump straight to it in your Breezeway dashboard. 

• Decide exactly what each owner contact can see and do. Give every additional contact on an owner account their own permission profile, instead of automatic full access, choosing exactly what they can view or edit across areas like reservations, reports, documents, and payout information. New contacts still default to full access, and no contact can ever see or do more than the primary owner already can. Every permission change is logged for a clear audit trail. Read more.
• Search and manage owners by company, not just personal name. Add a Business Name to an owner’s profile, and it appears on 1099 forms and throughout the Owner Portal in place of the owner’s personal name. Read more.

Your workspace now stays full width by default. The navigation menu opens on hover and floats above your screen instead of pushing your content aside, then collapses automatically the moment you move into your work area. Prefer it pinned open? The menu icon keeps it locked in place, just like before.

Know exactly which tax applies to every charge, without digging through reports. Taxes are now saved, displayed, and recognized per night and per item, giving you a far more detailed and accurate financial picture. Guest folios, invoices, journal entries, and accounting reports all reflect this new structure, so your books match the true tax details behind every reservation, no matter how complex your local tax rules are.

Save hours of manual reconciliation on every Expedia reservation. Bookings sync through Expedia’s newest Reservation Management API. Historical and future reservations import automatically when you connect with virtual credit cards (VCCs), and exact commission amounts pull straight from the channel so your revenue reporting reflects what Expedia actually charged. Cancellation fees are included with the penalty amount, so you can charge them directly from Guesty. Host-initiated cancellations and modifications are fully supported, with safeguards that keep both sides in sync.

Relevant to accounts with listings using the Super Strict 30 or Super Strict 60 cancellation policies:

Airbnb has deprecated these two cancellation policies. As of June 15, 2026, they can no longer be assigned to new listings. After September 15, 2026, they will no longer be valid for most existing listings.

Action is required if you want to choose your own replacement policy. If no action is taken, Airbnb will automatically migrate affected listings — non-Luxe to Firm, Luxe to Strict.

Update your cancellation policy before September 15 directly on Airbnb or through your Guesty account under Properties.

New VRBO listings get a visibility boost with the New Listing Promotion, which guarantees better search positioning for up to 90 days in exchange for a 20% base-rate discount. Turn it on when publishing a new listing, or enable it on any property that’s been live on VRBO for less than 90 days.

Apply automated markups on your Cleaning Fee and Additional Fees, on top of the accommodation fare, across Airbnb, Booking.com, and Vrbo. Offset OTA commission increases and protect your margins, with settings you can apply at the account or property level, no manual reservation edits needed.

Turn on the Show Kids & Infants toggle in your Booking Engine wizard to include children and infants in your price calculations, with independent controls for each guest type. Guests get an accurate quote up front, and existing Booking Engines keep working exactly as before unless you opt in.

This update introduces a “Total Payout-Based Fee” type that calculates fees based on the total reservation payout, including the accommodation fare, basic fees, additional fees, and taxes. This configuration is available under Financial Settings > Additional Fees or within the property page under Pricing > Additional Fees. To apply this fee type manually, configure the settings in the Additional Fees interface.

The Inbox is updated with a redesigned layout that changes how conversations and related actions are displayed within the platform. 

The ReplyAI AutoReply Agent automatically responds to guests in the Guesty Inbox — so no message goes unanswered, even overnight. Every property is configured independently, giving you full control over response timing, confidence thresholds, message categories, sentiment filters, and notification preferences. The result: faster response times, happier guests, and less pressure on your team.

For guests checking in today or currently in-house, Guesty AI now scans incoming Inbox messages, detects complaints or issues, checks for existing related tasks, and drafts actionable task suggestions, including Task type, Urgency, and Description, directly in the message thread. Your HubSpot integration just got smarter. Expanded reservation data fields now sync automatically to HubSpot deals, smarter contact matching reduces duplicates, and a more reliable sync engine keeps your pipeline up to date. We’re also introducing two new capabilities available to all customers — create owners and listings directly from HubSpot deals, and sync guest data to HubSpot contacts. Brazilian Portuguese-speaking property managers can now use Guesty fully in their language. Available immediately from your profile settings.

U.S.-based Guesty Accounting users can now initiate ACH bank transfers directly within Guesty – no more downloading NACHA files or logging into a separate bank portal. The feature includes a new Payout Information column in the balances table, filters for payout method and payout-ready status, and automated activation fee handling via Zuora. Available as an add-on; subject to additional charges. Requires KYC approval through Guesty’s payment partner.

The Booking Engine and Guesty Website now include separate fields for adults, children, and infants during search, giving guests a clearer way to specify who’s traveling. This improves guest categorization throughout the booking flow and helps property managers apply the right pricing and policies from the start.

When connecting Airbnb to Guesty, your complete review history is now automatically imported – no blank slate. New users retain their full reputation data from the moment they start using Guesty, reducing the need to switch back to Airbnb for historical context.

When a reservation comes in from an OTA, Guesty now automatically maps the incoming fee types back to the correct internal Guesty fees — improving accuracy across guest folios, accounting reports, and financial reconciliation. No more manual remapping or inconsistent reporting across channels. Applies to newly confirmed reservations.

The Notification Center now includes category filters on the Alerts and Updates tabs – filter by Reservations, Payments, Tasks, Channels, AI Insights, and more. Users can also opt out of non-critical notifications from Profile Settings, with six high-priority workflows (like task assignments and comment mentions) always staying active.

Following a 3-month staggered rollout, the redesigned side navigation is now available to all Guesty Pro, Lite, and HQ users. The new layout features functional grouping (Operations, Marketing, Financials, Settings), a permanent collapsible sidebar, and Guesty’s new Teal color – the first step in the visual transformation toward the Arc design system.

Existing roles with broad “manage payments” access are unaffected — no migration required.

Ask questions about occupancy, revenue, listings, guest reviews, and more – and receive instant, actionable insights powered by your live Guesty data, complete with visual trends and near real-time updates.

Create reservation reports faster by telling Guesty what you’re looking for in everyday language. Guesty maps your request to the right filters and columns, while still giving you full control to review, edit, and adjust the report before exporting.

The updated Airbnb Integration Page makes it easier to connect Airbnb accounts, import data, and manage listings at scale. New bulk actions help reduce manual work when importing, linking, or publishing listings across your Airbnb inventory.

Save time on repetitive calendar work with bulk actions in the Multi-Calendar. Select multiple dates or listings, choose an action, and complete updates faster across your calendar without managing each change one by one.

The Booking Engine property page calendar now gives guests more clarity when selecting dates, including a new limited availability state and tooltips that explain booking restrictions like minimum stay or no check-in/out rules.

Give owners the information they need while keeping guest data aligned with your preferences. You can now choose how guest names appear in the Owners Portal and allow owners to edit guest details for owner-guest reservations directly from the portal.

Guesty Academy has moved to a new platform with a refreshed learning experience and improved navigation. Continue exploring microlearning modules, educational videos, and interactive knowledge checks, all accessible with your regular Guesty login.

Guesty now gives users more flexibility over regional settings, including country, date format, and time format preferences. New localization settings help create a more native experience by automatically aligning formats to the user’s region while still allowing full customization when needed.
