What's new at Guesty

Relevant to accounts with listings using the Super Strict 30 or Super Strict 60 cancellation policies:

Airbnb has deprecated these two cancellation policies. As of June 15, 2026, they can no longer be assigned to new listings. After September 15, 2026, they will no longer be valid for most existing listings.

Action is required if you want to choose your own replacement policy. If no action is taken, Airbnb will automatically migrate affected listings — non-Luxe to Firm, Luxe to Strict.

Update your cancellation policy before September 15 directly on Airbnb or through your Guesty account under Properties.

This update modifies the homepage visualization to extend data coverage to 30 days, introduces an updated revenue widget, and adds additional data points to the reservations display within the homepage. The ability to change reservation stay status is now available directly from the homepage.

This update introduces a “Total Payout-Based Fee” type that calculates fees based on the total reservation payout, including the accommodation fare, basic fees, additional fees, and taxes. This configuration is available under Financial Settings > Additional Fees or within the property page under Pricing > Additional Fees. To apply this fee type manually, configure the settings in the Additional Fees interface.

The Inbox is updated with a redesigned layout that changes how conversations and related actions are displayed within the platform. 

The ReplyAI AutoReply Agent automatically responds to guests in the Guesty Inbox — so no message goes unanswered, even overnight. Every property is configured independently, giving you full control over response timing, confidence thresholds, message categories, sentiment filters, and notification preferences. The result: faster response times, happier guests, and less pressure on your team.

For guests checking in today or currently in-house, Guesty AI now scans incoming Inbox messages, detects complaints or issues, checks for existing related tasks, and drafts actionable task suggestions, including Task type, Urgency, and Description, directly in the message thread. Your team reviews, edits, assigns, and approves with a few clicks, with a direct link to track the task once created.

Operating in Europe means guests must register with local authorities – and that burden falls on you. AutoComply handles it automatically: guests complete their travel registration in the Guest App at check-in, and data is submitted to the relevant authority via Chekin instantly. No manual effort, full visibility in the Reservations Report, and workflow automation based on submission status.

Properties in regulated European markets (Italy, Spain, France) can now fill in location-based legal registration numbers directly in Guesty and have them automatically synced to Google Vacation Rentals, Booking Engine, and VRBO. Publish confidently without managing compliance fields across multiple platforms.

The new Owner Analytics tab gives owners a comprehensive, month-by-month view of their property performance directly in the Owners Portal — no need to contact their property manager for basic data. Accessible on desktop and via the Owner’s mobile app.

Two upgrades are now live in the Multi-Calendar. Search and filter listings by any text-based custom field — useful for tracking and filtering unique data points shared across your team. Booked and blocked dates now display as slim indicators so nightly rates, booked prices, and minimum-night settings stay visible across the whole calendar, even on reserved dates.

Add internal comments directly on reservations so your team can share context, flag issues, and hand off tasks without switching tools. Comments are visible across the reservation page, Calendar, new Inbox, and mobile. Tag teammates to assign action items and get notified in-app, by push, or email.

The Guesty mobile app just got an upgrade. Here’s what’s new:

• Refreshed navigation: The Guesty mobile app has a new look — a cleaner, more intuitive navigation bar that makes it easier to find what you need and know where you are at a glance.
• My Listings page: A dedicated section is now available via the “More” menu, giving you a single place to browse all your properties, check activation status, and filter by listing name, type, or activation status.

Additional contacts can now be connected to multiple owner entities and access multiple Owners Portals with one login — no more workarounds like plus-addressing or fractional ownership setups. Ideal for owners who manage properties across multiple LLCs or entities, this removes friction and gives large-scale operators clean, scalable access management.

Your HubSpot integration just got smarter. Expanded reservation data fields now sync automatically to HubSpot deals, smarter contact matching reduces duplicates, and a more reliable sync engine keeps your pipeline up to date. We’re also introducing two new capabilities available to all customers — create owners and listings directly from HubSpot deals, and sync guest data to HubSpot contacts. Try them out and share your feedback to help shape what comes next.

Brazilian Portuguese-speaking property managers can now use Guesty fully in their language. Available immediately from your profile settings.

U.S.-based Guesty Accounting users can now initiate ACH bank transfers directly within Guesty – no more downloading NACHA files or logging into a separate bank portal. The feature includes a new Payout Information column in the balances table, filters for payout method and payout-ready status, and automated activation fee handling via Zuora. Available as an add-on; subject to additional charges. Requires KYC approval through Guesty’s payment partner.

The Booking Engine and Guesty Website now include separate fields for adults, children, and infants during search, giving guests a clearer way to specify who’s traveling. This improves guest categorization throughout the booking flow and helps property managers apply the right pricing and policies from the start.

When connecting Airbnb to Guesty, your complete review history is now automatically imported – no blank slate. New users retain their full reputation data from the moment they start using Guesty, reducing the need to switch back to Airbnb for historical context.

When a reservation comes in from an OTA, Guesty now automatically maps the incoming fee types back to the correct internal Guesty fees — improving accuracy across guest folios, accounting reports, and financial reconciliation. No more manual remapping or inconsistent reporting across channels. Applies to newly confirmed reservations.

The Notification Center now includes category filters on the Alerts and Updates tabs – filter by Reservations, Payments, Tasks, Channels, AI Insights, and more. Users can also opt out of non-critical notifications from Profile Settings, with six high-priority workflows (like task assignments and comment mentions) always staying active.

Following a 3-month staggered rollout, the redesigned side navigation is now available to all Guesty Pro, Lite, and HQ users. The new layout features functional grouping (Operations, Marketing, Financials, Settings), a permanent collapsible sidebar, and Guesty’s new Teal color – the first step in the visual transformation toward the Arc design system.

Guests traveling in groups can now book multiple units in a single reservation – no back-and-forth, no manual coordination. Whether it’s a family reunion, corporate retreat, or multi-unit stay, the Guesty Booking Engine handles it seamlessly. Enable it in the Booking Engine Settings with one toggle, and it works across your website search widget too.

Account admins can now create custom roles with granular payment capabilities – controlling exactly which payment actions each user can perform. Replaces the old all-or-nothing “manage payments” permission with specific controls for viewing, charging, refunding, managing deposits, authorization holds, recorded payments, and more. Existing roles with broad “manage payments” access are unaffected — no migration required.

Ask questions about occupancy, revenue, listings, guest reviews, and more – and receive instant, actionable insights powered by your live Guesty data, complete with visual trends and near real-time updates.

Create reservation reports faster by telling Guesty what you’re looking for in everyday language. Guesty maps your request to the right filters and columns, while still giving you full control to review, edit, and adjust the report before exporting.

The updated Airbnb Integration Page makes it easier to connect Airbnb accounts, import data, and manage listings at scale. New bulk actions help reduce manual work when importing, linking, or publishing listings across your Airbnb inventory.

Save time on repetitive calendar work with bulk actions in the Multi-Calendar. Select multiple dates or listings, choose an action, and complete updates faster across your calendar without managing each change one by one.

The Booking Engine property page calendar now gives guests more clarity when selecting dates, including a new limited availability state and tooltips that explain booking restrictions like minimum stay or no check-in/out rules.

Give owners the information they need while keeping guest data aligned with your preferences. You can now choose how guest names appear in the Owners Portal and allow owners to edit guest details for owner-guest reservations directly from the portal.

Guesty Academy has moved to a new platform with a refreshed learning experience and improved navigation. Continue exploring microlearning modules, educational videos, and interactive knowledge checks, all accessible with your regular Guesty login.

Guesty now gives users more flexibility over regional settings, including country, date format, and time format preferences. New localization settings help create a more native experience by automatically aligning formats to the user’s region while still allowing full customization when needed.
