Meet Florida Dream Properties
Florida Dream Properties began as a long-term rental management company overseeing a substantial portfolio of over 450 properties. Recognizing a shift in the market, General Manager Christopher Rivera led a strategic pivot, initially converting seven units in Indian Harbour Beach to short-term rentals. Catering specifically to larger groups, the company has successfully expanded its short-term footprint to 27 apartment units across Indian Harbour Beach and Titusville over the last year.
Limitations of legacy software
As the company transitioned from long-term to short-term management, their previous property management system (PMS) failed to keep pace with their evolving needs. The primary friction point was a lack of connectivity; the legacy system could not integrate with new and emerging booking platforms, effectively capping the company’s reach.
Beyond distribution, operational limitations were affecting the bottom line. The previous system lacked the flexibility to charge guests effectively for upsells, such as additional nights, pet fees, or other add-ons. Rivera noted that the decision to switch wasn’t emotional but purely financial.
Unifying operations with Guesty
Florida Dream Properties required a solution that offered robust integration capabilities with major OTAs to maximize visibility. They selected Guesty to serve as an “all-in-one” command center for their growing short-term portfolio.
The switch immediately addressed the previous revenue leakage. Guesty’s direct integration capabilities allowed the team to connect with additional booking platforms that were previously inaccessible.
Additionally, the platform’s financial features enabled the team to capture revenue that was previously difficult to process, specifically simplifying the collection of payments for pet fees, extra nights, and miscellaneous charges. The direct booking website also offered the necessary customization to better align with their operational requirements.

The focus remains on aggressive growth and maximizing the utility of their tech stack, as Rivera envisions a continued partnership where Guesty’s robust features support their trajectory from a converted portfolio to a dominant local player.
